About paid rental ads
If you are an estate agent or a professional landlord then from 1st November we ask that you pay either a listing fee or a subscription to post in Flats/Houses to Rent. This will give you dedicated customer support plus soon we will also introduce an account management tool for subscribers and other useful tools.
Here are our definitions of estate agents and professional landlords:
• An estate agent is someone who lets properties on behalf of the owner. We charge listing/ subscription fees for estate agents.
• A professional landlord is either an individual for whom letting properties is the main or sole form of income, or a company engaged in the ownership and letting of properties. We charges listing/ subscription fees for professional landlords.
• A private landlord is someone who lets properties as a supplementary form of income. We do not charge listing/ subscription fees for private landlords.
Please note that we reserve discretion in the classification of agents and landlords.

I’m a private landlord – why am I being asked to pay?
If you are someone who lets out your own properties as a supplementary form of income then we would classify you as a private landlord. If this is you but you have been asked to pay we may have you confused with a professional landlord. Please let us know here and we’ll look into it asap.
 
Posting a paid rental ad
Posting a paid rental ad (if you are not a subscriber) is the same as posting a free ad, however at the end of the posting process, you are asked to choose between payment methods.
We accept all major credit and debit cards plus PayPal.
A credit card payment is the most common payment method and after entering your details the transaction is made securely by a third party secure site**.
Once submitted, there will be a delay of up to 4 hours before the ad will appear online, so please be patient.
After submitting your ad online, you will be sent a confirmation email which will contain your reference number and password plus act as a VAT receipt. Please keep this email, because you can use these details later to edit, repost or delete your ad.
**A note about security:
Our online credit card payment forms are powered by the SecureTrading payment system which means that your credit card details are fully encrypted using the most sophisticated e-payment software. Our systems relay your credit card information (using the same encryption method) to SecureTrading, which charges your account. We do not keep any of your credit card or PayPal information on our servers. Gumtree will not ask for any bank account or credit card details in email communication.

I can’t find my paid rental ad online. Where is it?
There are a few possibilities for why you can’t see your ad:
• Your ad has not yet come on line
There will always be a short delay (it can take up to 4 hours) before an ad that is posted or reposted appears online so if you only recently posted/ reposted your ad then it should be appearing shortly.
• Your ad is there but amongst all the other ads it can be hard to find!
Simply enter your 8-digit posting reference number in the search box and that should take you straight to your ad.
• Your ad is there but in a different category!
It might be worth using the search box on the Gumtree homepage to try and locate your ad in case you accidentally put it in another category.
• Your ad has expired
If you posted your ad more than 30 days ago then it may have expired.
• Your ad has been deleted
Ads that fall outside our posting rules/ terms and conditions may be removed from the site.
If you have checked out all of these possibilities and none of them apply to your ad then please let us know here and we will take a look.

Ads that fall outside our posting rules or terms & conditions may be removed from the site.
We normally email posters to let them know why their ad has been removed so if you haven’t received this email (please check your junk folders too as these emails sometimes get directed there) then it may just be that your ad has been delayed.
If it has been a few hours and your ad has definitely been removed from the site but you are sure it meets our posting rules and terms & conditions then let us know here and we will take a look.

Will I get a refund for my deleted ad?
If your ad has been removed for breaking Gumtree posting rules or terms & conditions then we are afraid that as explained in our posting rules we reserve the right to not offer a refund. This is why you are asked to confirm that you have read the posting rules and terms & conditions before submitting your ad.
However, if you feel that your deleted ad does meet our posting rules and terms & conditions then please let us know here and we will take a look.

• £140 three-months subscription (for an unlimited number of ads)
• £270 six-months subscription (for an unlimited number of ads)
By subscribing not only can you post unlimited ads (within reason!) but also, when you login to your account, you will be able see a full list of all of your ads to then edit/ delete/ repost etc. We are also planning exciting features for the future including an account management tool and a bulk uploading facility for our subscribers.

How do I subscribe and get an account for rental ads?
It’s a very simple process – go to post an ad as you would normally. You will come to a screen asking whether you are an agent/ professional landlord or private. Select ‘professional’, and you will come to a screen with details about how to subscribe.

I’m a subscriber – are there any limitations to the number of ads I can post?
One of the big benefits of being a subscriber is that you are allowed to post an unlimited number of ads for properties you have available to let. However to protect the listings we ask that this doesn't exceed a reasonable number of ads each month - please see our posting rules.
Also, in order to keep the listings useful and relevant to our users, we ask that all posters make sure each ad is for one specific property that is available to rent at the time of posting – spamming of the site with generic ads (e.g. non-specific properties) is not allowed.
Please bear in mind that we reserve the right to remove such ads and suspend persistent offenders.
